It is always best to obtain your pre-approval before starting the home searching process. Oftentimes, proof of a pre-approval may be required by the home sellers as part of the conditions of allowing home showings. It is also typically required as part of submitting a qualified offer on a home.
Once you have gone through the pre-approval process, you will know the price range you are qualified for and can establish the criteria for your new home including price range, size, location and other features.
Time to start touring homes within your budget ! We will take notes on all the homes we visit. It can be hard to remember all the details of each home, so take pictures or video to help you remember each home, and review the notes you have written. Once we have found THE house for you, we will present an appropriate offer based off of recent sales and current buyer activity in the area, as well as the value of the property in its current condition.
When you’ve found the perfect home, we will help you decide on the terms of your offer to best position you for success. Negotiations may follow between you and the seller as you work towards an agreement. This is normal, and your agent will be there to guide you every step of the way.

It is always advisable to do a home inspection when buying a home regardless of whether you’re buying an existing home or new construction. Depending on how you write your offer, the Purchase Agreement may be contingent on conducting a home inspection of the property.
– Timeline for this will be determined in the Purchase Agreement (typically within 5-10 days).
– Requests for repairs or further negotiations will take place, following the inspection if any issues may arise.
If you are financing the property, your lender will send an appraiser out to do a valuation on the home.
– Results are given usually within 7-10 days.
– If the appraisal comes in lower than the sale price additional negotiations will take place.
– Once this process is complete most of what occurs takes place behind the scenes.
– Onward to closing!
Prior to closing it is recommended to do a final walkthrough. This time is for the buyers to check that the home is in the same condition as contracted, all repairs have been completed, and any other requests or personal property that was negotiated as apart of the contract terms, have been met. Typically completed the day before or day of closing.
The title company will let you know what you will need to bring to closing.
